Is there any social space?

Yes, UNINN student accommodation has fantastic social space for students to socialise. There are usually on-site events held for tenants to meet more people, to understand the culture from all over the world and to be connected with UNINN staff. Unfortunately, due to the Covid-19 we have suspended hosting face-to-face social events this year. You are still welcome to use our social spaces, such as Karaoke room, cinema room, communal study area, etc., but just make sure all the government guidelines are followed. *Note: However, whether part of or all the communal areas and facilities can remain open may depend on current governmental instructions. We will keep consistent with the government's instructions. The final decision lies with UNINN accommodation management team.

Is there a social space?

UNINN halls of residence have excellent social spaces for students to socialize and there are often events on site to allow tenants to meet more people. But now due to the pandemic, we have suspended in-person social events this year. You are still welcome to use our social spaces such as karaoke rooms, cinema rooms, communal study areas etc, but just make sure you follow all government guidelines.

Does UNINN student accommodation provide cleaning service?

Regular cleaning services are provided in all communal areas including cluster kitchens. Residents are responsible for the cleaning of their own bedrooms. Please also be considerate to your flatmates and clean after yourselves in the communal kitchen if you’re staying in an ensuite bedroom. If you would like to book in additional deep cleans in your room, please speak to a member of the management team who can discuss the options with you and book in an additional clean at a time to suit you. Normally you will be responsible for taking your own rubbish to the bin. However if you’re in self-isolation, please report to the management team and we will arrange the rubbish collection from your door.

Does UNINN student dormitory provide cleaning service?

Your own room needs to be cleaned and kept clean. We are responsible for the hygiene of communal areas such as social spaces, reception, laundry etc.

What happens if there is a problem with my room?

No. As per your tenancy agreement and the UK legislation, it is not permitted to smoke inside any building. There are designated smoking areas at each of the developments which you are welcome to use.

Can I move in early than the check-in date shown on the website?

Yes, we can be quite flexible in terms of move-in date. Some rooms might be ok for early check-in subject to availability but you need to double check with our booking consultant for confirmation. We might also be able to allocate you another room temporarily if the specific room you booked is not available for early-move in. Please note, once you've signed up your tenancy agreement, an administration fee could be applicable if you decide to change the check-in/check-out date.

Can I check in earlier than the check-in date shown on the website?

Yes, we can be very flexible with regards to check-in dates. Some rooms may be available for early check-in, subject to availability, but you will need to reconfirm with our reservations consultants for confirmation. If early check-in is not possible for a particular room you reserved, we may also be able to temporarily assign you another room. Please note that once you have signed the tenancy agreement, you may be required to pay an administration fee to move in if you decide to change.

Do you have laundry facilities?

All our residences have an on-site laundry room with washing and drying machines. It costs on an ad-hoc basis and around ?4 per wash and dry, except for 8-bed clusters in The Foundry where we provide free washing machines in the communal kitchens.

What are the conditions for living in UNINN student apartments?

As long as you are a student who is over 18 years old and registered in a British higher education institution, you can book and live in UNINN student apartments. When you book a room, you need to provide the relevant student ID card. For example, University Offer, CAS (Confirmation of Acceptance for Studies), student ID card, valid student visa, etc.

Who can book a room in the UNINN student halls of residence?

Any student over the age of 18 who is studying at an educational institution can live in UNINN. When booking a room, you may be asked to provide proof of your student status (e.g. letter of acceptance from university, CAS, confirmation of enrollment, student card, valid student visa, etc.)

What is UNINN Student Housing's response to the coronavirus?

Can I choose where I want to live?

Can I choose who to live with?

OK. We will do our best to accommodate your similar needs as long as there are rooms available. If you want to live with your friends, please contact our customer service before booking.

What else do I need to pay besides rent?

The reservation fee is 100 pounds, which is deducted from the rent. There is also a deposit of £350 which will be paid together with the rent, there is TDS. The apartment includes bills (water, electricity, etc.), but the washing machine needs to be paid separately.

When do reservation fee, deposit and rent need to be paid?

Reservation fee: If you book online through the official website, your reservation fee will also be required to pay when you submit the application; if you choose to apply offline by submitting the application form, you need to make the reservation within 48 hours Pay, otherwise we reserve the right to cancel your reserved room. Rent: Generally speaking, for contracts starting in September, the latest payment date for full rent or down payment in installments is August 15th of the contract year. When do I need to pay the reservation fee, security deposit and rent?

Reservation fee: The reservation fee is paid directly at the time of application. Rent: Normally for September intakes, the total rent or first installment is due on August 15th. Note: Installment payments are only allowed for students who can provide guarantor information.

Are there any other payments I need to make besides the rent?

The £100 reservation fee you pay when you book will be transferred as part of your future rent. In addition, you need to pay a deposit of 350 pounds together with the rent, which will be registered by us in the corresponding account of TDS (Tenancy Deposit Scheme), a deposit protection scheme agency designated by the British government (generally Tenancy Agreement only) This is to protect your room from damage during the tenancy. When your contract ends, the deposit will be fully refunded as long as there is no serious stain or damage to the room caused by you, and there is no outstanding rent arrears. Your rent includes: all property bills (gas, water, electricity), fast Wi-Fi, and your personal belongings insurance. Cleaning of common areas is also included in your rent. When using the laundry facilities in the apartment, you need to pay extra (except The Foundry 8-person Classic ensuite and Premium Ensuite room types with their own washing machines)

Can two people stay in the same room?

Most of our accommodation can accommodate two people at a time, as long as both residents are 18+ university students, but rooms are limited and usually on a first-come, first-served basis for specific room types. Double occupancy normally costs an additional GBP 15 per week.

Can couples (double occupancy) book the same room?

Most of our apartments support double occupancy, as long as both tenants are 18 years of age or over, registered students of UK higher education institutions. However, the room type of this type of room is relatively specific, and the total number of rooms is usually limited, usually on a first-come-first-served basis. Generally speaking, if you choose double occupancy, the weekly rent will be increased by £15 on the original basis.

How long is the lease?

Lease agreements are 43/44, 47 and 51 weeks, with certain accommodation and room types available for short term rentals longer than six weeks.

How long can I choose the lease term?

UNINN standard rental periods are 43/44, 47 and 51 weeks. Some student apartments support flexible lease terms, check-in time and provide short-term rental services (6 weeks or more are required). For the specific rental period, check-in time and price, you can consult customer service to obtain specific information through live chat, email or telephone.

What if I can't pay on time?

Given the signed rental agreement, if you fail to pay on time without notifying us, we reserve the right to cancel the booking or resort to a third party debt collection agency. Rent arrears may also incur interest charges.

What happens if I pay late?

We are willing to communicate and cooperate with you to find the most suitable payment mode for you. Appropriate adjustments to the payment plan are acceptable based on your reasonable requirements. If necessary, please contact booking@uninn.com for further support and assistance. When you have signed the rental contract but fail to pay the fee on time, and do not inform us before the deadline for rent payment, we will reserve the right to cancel your reservation or resort to a third-party debt collection company to recover the arrears. In addition, you may need to pay additional interest on arrears due to rent arrears.

Is my booking fee fully refundable? / Will I be charged if I cancel before the agreement starts?

Once the reservation fee has been paid, it is non-refundable unless a qualified replacement tenant is found. If you have already signed a tenancy agreement, you will still pay the full rent unless a qualified replacement tenant is found. There is also an administration fee of GBP 50.

How to book a room in UNINN student apartment?

Book your exclusive room in just a few easy steps! The whole process can be completed in less than 10 minutes, and there are four steps as follows. In short, after opening the official website interface, you need to first select the area (city) where the apartment you are going to live in is located, and then select the corresponding apartment and the room type you want to choose. The specific steps are as follows: Find the room type you want to book in the room type list of the corresponding apartment, fill out the online application form in detail, read it carefully and agree to the relevant terms and conditions, pay the reservation fee, and immediately lock your exclusive room!

Can I move out during the agreement?

Can. However, you are still responsible for paying the rent until another student is found as a replacement tenant. You and your replacement tenant must notify the apartment, and management will be completed accordingly, for a management fee.

How much do I need to pay as a booking fee?

For just £100 we can take your desired room off the market and temporarily lock it up for you. A non-refundable booking fee of £100 once paid will automatically become part of your future rentals. Priority deduction from your full or installment down payment. This will also appear in the "Payment Plan" section of your rental agreement.

Can I sublet my room?

No, it is against your tenancy agreement to sublet your room without our written permission. If you have found a suitable replacement tenant, please contact your Captive Adviser to ensure all contract work is in place, a £50 management fee may apply.

Is the booking fee refundable? / Will I be charged for canceling a booking before the rental period

Once the booking fee is paid, it is non-refundable unless the resident finds a qualified replacement tenant to take over the original contract. Once the contract is signed, you will have to pay the rent in full, unless you find a qualified replacement tenant to take over the original contract. In this case, you will be charged £50 as a subletting fee. If you are unable to study at a university in the city where your apartment is located due to a university refusal letter or a failed visa application, you may be allowed to no longer fulfill your rental agreement. However, the booking fee remains non-refundable. Relevant official supporting documents must be provided to us within 7 days of your becoming aware of the above: A written refusal letter from the university or college you are going to study or a screenshot of your UCAS interface, which must clearly demonstrate that you have failed to meet the entry requirements for your course . Or a CAS document/UCAS change interface from another university in another city, the document must clearly demonstrate that you have been accepted by another university in another city.

UNINN Booking Cancellation Policy

Usually: No room assigned yet (first year students only) If a student is unable to attend school in the intended city due to visa or university admission denials prior to the start of the tenancy, we would be happy to discuss other possible options with you, This includes temporarily relocating to another of our apartments or rescheduling your stay. He/she can also be released from the agreement. In this case, the student gets back the rent already paid, but the booking fee is non-refundable. Students must provide the following documentation within 7 days of the date of results release: • Written rejection letter from the Home Office • Written rejection letter from the chosen University/College or UCAS, or a screenshot of the UCAS identity confirming the result that did not meet the requirements. New coronavirus cancellation policy: 1) Delay due to the closure of the visa center: If the student cannot obtain a visa to arrive in the UK on time due to the closure of the visa center, the student must contact UNINN within 7 days of knowing that such a situation may cause an extension of the entry date, and we will Other suitable options may also be discussed. 2) Delayed admission/start of courses at the university: In case of the above situation, students need to submit proof of the new start date of your course to us within 7 days of learning of the course extension, and we will consider appropriately extending the start date of the lease to match the new start date of your course The start date matches. We can also discuss other suitable options. 3) Travel ban: If the country of the student's nationality or the United Kingdom has issued a travel ban, which prevents the student from traveling as planned: Students affected by the ban need to contact UNINN 7 days before the start date of the lease. We can also discuss other suitable options. 4) Early move out: If a student wants to move out before the end of the tenancy period, he/she will still be responsible for the full rent unless a suitable replacement tenant is found. We will do our best to help, but it remains the student's responsibility to find a replacement tenant. Students also need to pay an administration fee of £50.

Can I move out of the room during the contract period?

This is possible. However, please note that you are still obliged to pay the rent until you find a qualified tenant to pay the rent for you. You and your lessee must inform us in advance and assist us to complete the corresponding documents and administrative work. Similarly, we will also charge a handling fee.

Can I sublet my room myself?

Can't. Subletting a room without our written consent is a breach of your rental agreement. If you no longer intend to continue to perform the contract and you have found a lessee who meets the requirements, please be sure to contact our staff. We need to ensure the legality of the lease, so relevant documents must be prepared in advance. Any room subletting, as the subletter, you need to bear the subletting fee of £50.

No Place No Pay

NPNP(只适用于本科一年级学生): 在租赁开始之前，如果学生因为签证或大学录取被拒绝而不能在预定的城市学习，可以选择在Uninn同城市其他公寓换房或者推迟入住。在以下结果公布之日起7天内将相关证明提供给公寓，公寓同意后可取消预定，reservation fee不退还。被选大学/学院或UCAS的书面拒绝信或UCAS状态的截图，证明没有达到要求的结果或者因超出成绩预期而选新学校的录取证明复印件。

UNINN Cancellation Policy
General - No Place No Pay(1st year students only):
Before the tenancy starts, if the student is no longer able to study in the city booked due to rejected visa or university offer, we’re happy to discuss other available options, including arranging a room in another city where we have accommodation buildings or defer the whole tenancy. He/she may also be eligible to be released from the agreement.
In this case, the student can get the rent that has been paid already but the reservation fee is non-refundable. Documents below must be provided within 7 days from the date the results are published.
• a written rejection letter from the Home Office
or
• a written rejection letter from the chosen university/college or UCAS or a screen shot of the UCAS status which confirms that the required results were not achieved.
Coronavirus cancellation policy - Visa application delay:
If the student cannot obtain the visa on time due to the closure of visa centres, the student can contact UNINN within 7 days for potential deferring the tenancy. We can also discuss other options available to you.
Course start date delay:
If there’s a delay of course, students can submit the updated course start dates to UNINN within 7 days and we’ll consider deferring the tenancy to match the course or discuss other options available to you.
Travel ban:
If there’s a travel ban for the UK in the country or region where the student is, the student can contact UNINN before the tenancy start date. We’ll consider deferring the tenancy till the travel ban is lifted, or discuss other options available to you.

Early move-out:
If the student would like to check out before the tenancy ends, he/or she will still be responsible for the total rent, unless a suitable replacement tenant is found. We’ll try our best to help but it remains the responsibility of the student to find a replacement tenant. A £50 administration fee may also be applicable.

Can I have guests to stay?

Due to COVID-19 we are not allowing guest at all. In normal circumstances, wewould allow guests to stay overnight for up to two consecutive nights but they will need to sign in with the management team at reception and cannot have their own key/fob. Any guests must be with you at all times and cannot be left alone in your room – this is due to only you as the resident being fully aware of our health and safety processes and policies. We will notifying our residents of any changes.

Can I have guests stay?

Due to the pandemic, we do not allow visitors. Under normal circumstances we will allow guests to stay overnight for a maximum of two consecutive nights, but they will need to speak to the management team at reception and will not be able to pick up a key.
