1. You must have emailed the onsite teams confirming your request to cancel.
2. If you cancel within the 7-day cooling off period, we will not charge you, and we will return your deposit to you within 30 days of the cancellation being confirmed.
3. Once you receive confirmation, you will no longer be liable for the contractual obligations set out in the Tenancy Agreement.
4. Any cashback or incentives will be cancelled along with your tenancy, you will not be entitled to any full or part payout of these offers.
5. If you have signed a joint tenancy agreement, your co-tenant must have also agreed to the cancellation.

Cancel Booking After 7-Day cooling off period
1. All request to cancel/replace tenancy must be received in writing to the onsite teams.
2. If a replacement tenant is found after your tenancy start date, we will release you from your obligations from the start date of the new tenancy.
3. The new tenant must meet our standard criteria for a new tenancy agreement.
4. Subletting your room is prohibited.
5. You will be liable for any rent due, from your tenancy start date, up to the new tenancy start date.
6. If you have signed a joint tenancy agreement, your co-tenant must also meet the cancellation criteria and sign a new agreement within 7 days of your request to cancel your agreement, or you will both be liable for the tenancy obligations.
7. If you fail to arrange a suitable replacement tenant, you will remain liable for the full agreement.
8. Any cashback or incentives will be cancelled with your tenancy, you will not be entitled to any full or part payout of these offers.
9. A £50 administration charge will be retained from your deposit.
10. If you have occupied the room prior to the new tenant, normal check out inspection will apply, and any reinstatement costs will be retained from your deposit.
11. All outstanding balances must be paid in full before you can be released from the tenancy.
12. If your request to cancel your tenancy agreement is approved before your check-in date, with no supporting evidence or replacement tenant found, your full deposit will be withheld. Notice to cancel must be received in writing at least 7 days prior to your tenancy start date.
13. If your request to cancel is not approved, you will remain liable for the full tenancy agreement.
14. Any remaining deposits are refunded within 30 days of check out.

Exceptions T&C’s
1. All cancellation requests must be received in writing with supporting evidence within 72 hours of your notification.
2. If you fail to obtain the required grades you must email the onsite team within 72 hours of you receiving your notification, including your UCAS notification which confirms your grades.
3. If your UK Visa Application is denied, you are required to email the onsite team within 72 hours of you receiving your Visa notification, including your Visa refusal documentation.
4. Your deposit will be refunded and booking cancelled, providing your request and evidence is received within specified timescale. Any deposit due will be refunded within 30 days of your cancellation being confirmed.
5. Deposits will be retained in full, unless you fail to provide suitable evidence within the specified timescales.
6. All outstanding balances must be paid in full before you can be released from the tenancy.
7. Any cashback or incentives will be cancelled along with your tenancy. You will not be entitled to any full or part payout of these offers.
8. If you have signed a joint tenancy agreement, your co-tenant must also meet the cancellation criteria and sign a new agreement within 7 days of your request to cancel yours, or you will both be liable for the tenancy obligations.

Withdrawn from University
1. Only applies to first year students.
2. Withdrawal must be in the first semester and/or before 31st October in that academic year.
3. Evidence will be required to support your request.
4. If released, you will remain liable for the rent up to the cancellation date.

Moving Rooms
1. All outstanding balances must be paid in full, prior to a move being agreed. You will not be eligible for a room change if your account is in any payment arrears.

3. If the room price is greater than your previous room type - any additional rent will be calculated from the start date of the new tenancy agreement to the end of the new tenancy agreement.
4. An administration charge of £50 will be required when application is approved.

6. If you have signed a joint tenancy agreement, and are not moving in with the same person, your co-tenant must have agreed to the cancellation criteria and sign a new agreement within 7 days of your request to cancel, or you will both be liable for the tenancy obligations.

Tenancy Release – Special circumstances
1. Abodus are not obliged to release you from your tenancy
2. Each request made under special circumstances will be review on an individual case.
3. Any decision made by Abodus is final and is not subject to appeal.
4. The request must be made by the tenant in the first instance, unless they are incapacitated, in which case an application can be made by a parent/guardian or a person holding a recognised Power of Attorney.
5. If a release from your tenancy is granted, you must pay all amounts due up to the date which the release was confirmed, unless 6a applies.
6. If you have signed a joint tenancy agreement, and your co-tenant is not effected by any of the outlined grounds for release, they must sign a new agreement within 7 days of your request to cancel your agreement and they will remain liable for the remaining tenancy.
