The iQ Hoxton apartment opened in 2011, providing a variety of Studio rooms. Studio Loft house is popular, duplex structure and high floor. The lighting is very good. Some of the houses are dishwasher and independent balcony. En-suite rooms are equipped with separate showers, shared kitchens and living rooms. There are 6 different types of rooms available for Studio, with a double bed with 4 feet wide in the bedroom.

iQ Hoxton is located in the London District, to Liverpool street, Old Street is very convenient to walk to the Kass business school, the University of Liverpool London campus. There are three subway stations around Hoxton, Old Street and Liverpool Street, which can reach many universities in London, and the traffic is very convenient. There's a bus stop at the door of the apartment, and it's very convenient to go to any place in London. In addition, iQ Hoxton apartment surrounding a large number of bars, restaurants, shops and other supporting facilities, life is also very convenient.

In addition to the basic living facilities, the apartment is equipped with a 24 hour entrance guard system and a monitoring system to ensure access to safety. The apartment has its own equipment maintenance team. After occupancy, any problem can be reported directly to the front, and the apartment maintenance team will solve it as soon as possible. In addition, the apartment also provides free package collection service.
What iQ is doing
Whilst these are unprecedented times, we have been planning our response for a number of months to ensure that we can continue offer our residents a safe, comfortable and welcoming home, and we are well advanced in our preparations. We have:

Kept residents regularly updated with the latest information and guidance, including displaying information provided by Public Health England;
Been in close contact with our university partners to ensure a joined-up approach at all our sites, and to ensure students are able to access the support they need;
Taken steps to ensure that our communal spaces are as clean as they can be;
Put hand sanitiser gel in receptions and common areas for general use of residents and staff, in line with Government advice for practising good hygiene; and
Reinforced our well-established operational protocols for our staff, should a student become unwell and medical support be required.
Behind the scenes, we have also been making sure that we have contingency measures in place with our suppliers, to ensure that – as much as we can – services in our properties can continue uninterrupted.

As the Government is no longer routinely testing for COVID-19, residents may feel unwell with mild symptoms, but not know if they have the virus. If, however, a case is confirmed through testing, we will act quickly and decisively on the instructions given by the relevant authorities, and will work with our university partners to ensure a coordinated response, and to ensure that students receive the right advice and support. We will also arrange for a professional deep clean of the affected residents room, common flat spaces and any common areas the affected resident may have used, as advised by the authorities.

Travel ban

If you cannot enter due to a government travel ban,You can change the rental period or cancel the reservation free of charge in compliance with the apartment policy.

Cancellation by us
Failure to collect your key within timeframe
If you enter into the Tenancy Agreement, and you then fail to collect your key within 5 weeks of the Tenancy Start Date, iQ Student Accommodation reserves the right to: (a) cancel your booking and terminate the Tenancy Agreement and (b) re-let your room. In these circumstances any rent paid by you (including the Booking Fee allocated to the first payment of rent) will not be refunded to cover any losses incurred by us for empty unlet rooms.  This provision takes precedence over any provisions in the Tenancy Agreement.
Provision of false or misleading information, persons disqualified by immigration status or failure to complete your application, provide guarantor details or supporting documentation in good time
We may also terminate your Tenancy Agreement for any of the reasons set out above, as set out in more detail in clause 2.4 of the Tenancy Agreement itself.
Cancellation by you
If you have entered into the Tenancy Agreement and you wish to cancel your booking, regardless of whether you have collected your keys,  you will remain liable for the contractual obligations set out in the Tenancy Agreement and you may not cancel the booking unless you can provide proof that you fit any of the following criteria:
• You notify us of your intention to cancel your booking prior to 1 August or within 7 days of payment of your Booking Fee.
• Your UK Visa application has been denied.
• You have failed to obtain the required qualifications to get into your first University of choice.
• Extenuating circumstances e.g. ill-health, family circumstances.
Where proof is provided in accordance with these terms and conditions and to our reasonable satisfaction, you will be entitled to cancel the booking and you will not be liable for the contractual obligations laid out in the Tenancy Agreement from the date of cancellation.
