1. If the monthly rent or any part thereof shall be unpaid fourteen 14 days after becoming payable (whether formally demanded or not); or if the tenant shall omit to perform or observe any condition of this agreement or written notice of thirty 30 days by the Tenant or the Landlord to the or in lieu of notice,a sum of Singapore Dollars equivalent to one month rent;
2. In the event of any breach of any of the conditions of this agreement, it shall be lawful for the management at any time thereafer to enter upon the room and thereupon this agreement shall absolutely determine but without prejudice to any claim of the management in respect of any antecedent breach by the tenant of any condition;
3. In the event the tenant declares the intent to terminate this agreement exceeding a period of earlier than 30 days of the original stated term expiration date, the unutilized sum(after deducting normal rates on utilized occupancy) will therein be returned to the tenant after a deduction of a sum of Singapore Dollars equivalent to 1 month rent and deposit.
