If the Licensee continues to occupy the Room beyond the expiration or determination of the Period or fails to return the Room to the Licensor after the expiration or determination of the Period, the Licensee shall pay to the Licensor by way of damages double the amount of Fees for each day that the Licensee continues to occupy the Room. The provisions herein shall not be construed as the Licensor's consent for the Licensee to occupy the Room after the expiration or determination of the Period.
Notwithstanding any other provision in this Licence Agreement, the Licensor may at any time without liability to the Licensee and without prejudice to the Licensor's rights against the Licensor for any antecedent breaches, terminate this Licence Agreement and the licence Period by giving to the Licensor one month's notice in writing in the event that:
a.any approval from any government or other competent authorities for the use of the Room and/or the Development as provided for in this Licence Agreement is not granted or withdrawn; b. the Licensor's right to manage and operate the Development expires or is terminated for any reason whatsoever; or c. any notice is received by the Licensor from any relevant authorities for the acquisition of the Development or any part thereof.
