Our standard tenancies have fixed dates and cannot be changed. However, if you are looking to move in earlier it may be possible to book an additional short stay tenancy and you will be charged for any additional nights.

All our show flats, and the images on our website, are representative of a particular room type unless labelled otherwise – however they are not identical. Your room will have all the same features and fittings, just in a slightly different set up. If you are unhappy with your room, please speak to the reception team. Where there are other rooms available we will offer these as an alternative. Please be aware that these requests may incur a charge.

Subletting your room is not allowed. If you do wish to leave your contract early you will need to find a replacement tenant, and provide us with their details so that we can release you from your contract and create a new tenancy agreement for them.

These additional cancellation provisions apply for any individual making a booking outside of the United Kingdom.

Cooling Off Period – the provisions for the Cooling Off Period set out in the main Cancellation Policy shall apply;
After the Cooling Off Period - Once the Cooling Off Period has expired the Tenant remains liable for the rent for the whole length of the tenancy unless they want to cancel with one of these 3 conditions:
No Place No Pay: the provisions for No Place No Pay set out in the main Cancellation Policy shall apply, save that this option shall not be available after the 31st August in the year the Tenancy Start Date is due to occur.
No Visa No Pay:if the student doesn’t get their visa to come and study in the UK, the student must send us the visa application rejection letter within 7 days of receiving it. On receipt of the required documentation, it will be verified and, provided we are satisfied, we will cancel your Tenancy Agreement and refund any deposit or advance rent paid in full. This option shall not be available after the 31st August in the year the Tenancy Start Date is due to occur.
No ATAS certificate, No Pay: Some international students coming to the UK to study in very specific fields need to apply for an ATAS certificate. (Academic Technology Approval Scheme). If a student’s ATAS certificate application is rejected the student must send us the ATAS certificate application rejection letter within 7 days of receiving it. On receipt of the required documentation, it will be verified and, provided we are satisfied, we will cancel your Tenancy Agreement and refund any deposit or advance rent paid in full. This option shall not be available after the 31st August in the year the Tenancy Start Date is due to occur.
The cancellation requests along with the proof documents must be sent by the student, from the email address they have registered their account with Unite Students and must be sent to internationalcancellations@unitestudents.com.

If an agent is involved the evidence must be sent to the agent and then forwarded on to internationalcancellations@unitestudents.com.

Replacement Tenants – Before your Tenancy Start Date has occurred

If you have proposed a replacement Tenant prior to your Tenancy Start Date, Unite Students has complete discretion as to whether it:

a. accepts the proposed replacement Tenant and enters into a Tenancy Agreement with them;

b. places the room back on general sale; or

c. allocates the room it to an alternative student on a waiting list to enter into a Tenancy Agreement.

we will release you from your Tenancy Agreement on the date seven days after any of the above has occurred.

The student remains liable for the rent unless they find a replacement Tenant.

All of our buildings are non-smoking, so we don’t allow smoking or vaping inside your flat, room or communal areas. We do have some designated outdoor spaces that we ask our residents who smoke or vape to use instead. There are cigarette bins located on site and we ask that residents use these where needed to help keep things tidy.

You can move in on or after the start date of your tenancy.

Depending on the property you're moving into, you'll be able to use the Get Ready for Check-in feature within the MyUnite app to let us know your preferred arrival day and time. Unless specified otherwise you must book a check in slot so we know when you would like to arrive. Alternatively, you'll be sent further information on check-in days via email.

If you need to check-in outside of our reception open hours, call our 24/7 contact centre on 0300 303 1611 when you arrive. We’ll send a member of the team to welcome you to your new home.

You can begin the check-out process in the MyUnite App 24/7. When you’re ready to leave, simply click on ‘check-out today’ and follow the instructions. You’ll then need to collect a checkout envelope from reception and return your keys, cards and fobs to a member of staff at reception in the checkout envelope. If you cannot leave the envelope with a member of staff, leave safely in the key return box.
